An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.
The lease term is 11.5 months; the current lease term ends July 31, 2025. The upcoming Fall lease term begins August 18, 2025 and ends July 24, 2026.
A lease contract is only valid if the primary lease holder (the resident) signs the documents. If there is a guarantor, the guarantor must also sign the lease. Oktiv will then countersign after all parties sign all documents.
Future residents can qualify on their own or with a guarantor.

Your rent includes internet. Electricity, water, and sewer is billed for usage.

Not necessarily. At Oktiv, we do individual liability leasing which means that your lease agreement only applies to your individual bed space.
Yes – our pet-friendly community welcomes cats, dogs, and fish. We limit pets to one furry friend per lease. We do not accept birds, reptiles, amphibians, rodents, arachnids, insects or any other small mammals that are not cats or dogs.
Our community does not accept the following breeds: Akita, American Bull Dog, Chow, Doberman, Pit Bulls (American Staffordshire Bull Terriers or English Staffordshire Bull Terriers), Rottweiler, and wolf-hybrids. Any full breed or mixture of the noted breeds are not allowed. For further information regarding our pet policy, please contact the community office. We require a $250 non-refundable registration fee for each pet and a pet rent fee of $25 per month.
At this time, there is no weight restriction.
Bedrooms: Full XL memory foam mattress, bed frame, desk, desk chair, stackable dresser drawers (4 large drawers), ceiling fan and overhead light in each room. Living room: Couch, coffee table, end table, and TV stand. Appliances: Washer and dryer, dishwasher, garbage disposal, microwave, oven, full-size refrigerator and freezer with ice maker. Not included in any units: Linens, towels, shower curtains, dishes/utensils, decorations, soaps, toilet paper, rugs, mats, floor lamps and table lamps.
We partner with Roomsync, a roommate matching service that puts you in control! After signing a lease you will receive information from Roomsync with account information and how to start the roommate matching process. The form allows you to make notes of any friends applying at Oktiv that you would like to live with. The form also asks you to input your hobbies, interests, sleep routines, pet preferences, and study habits. Inputting this information helps us match you with someone with similar interests, you’ll like living with throughout your lease term.
If there are differences between roommates we offer roommate remediation. If the conflict cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply. Please contact the community office for more information.
If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for the next term.
Unfortunately we cannot guarantee your spot. All leases are signed on a first-come, first-served basis which is why you should renew your lease as soon as possible.
Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page. Click “Review offer” and follow the prompts. Once you click “Complete Renewal”, our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document. Once you have signed your lease, you have officially secured your spot for next year!
