Online Payments
We offer the convenience of making online rent payments through our ResidentPortal. Safe, secure and none of the hassle of paper checks.
Roommate Matching
No roommate? No problem! Our experienced team members use RoomSync, a roommate-matching service, to carefully evaluate living styles and preferences to help make the best possible match.
Individual Leases Available
You are only responsible for your student’s rent. With individual lease agreements, you don’t have to worry about being tied financially to any roommates or covering their rent if they transfer, graduate or decide to move out for any reason.
Fully-furnished & Connected
No moving truck needed! We offer a variety of fully-furnished units that include everything your student needs to move in and feel right at home. Our community also offers free high-speed internet access to help your student stay connected—academically and socially.

Conveniently located a mile from FSU with a Seminole Express bus stop across the street and also a short drive to FAMU and TSC, your student will have all they need to succeed. Not to mention that shops and restaurants are a quick trip in every direction.

Are you currently leasing?
Yes! If you are interested in a space for Fall 2025 please contact the community office to add yourself to the waitlist. If you are looking for immediate availability please contact the community office to find the most up-to-date availability.
How much is rent?
You can find our most up-to-date by visiting the availability page or calling our office at 850.575.3615.
Do my roommate and I pay the same rate?
Not necessarily. At Oktiv, we do individual liability leasing which means that your lease agreement only applies to your individual bed space.
Do you accept pets?
Yes - our pet-friendly community welcomes cats, dogs, and fish. We limit pets to one furry friend per lease. We do not accept birds, reptiles, amphibians, rodents, arachnids, insects or any other small mammals that are not cats or dogs.
What is a renewal lease?
If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for the next term.
How do I know if I qualify?
Future residents can qualify on their own or with a guarantor.
What are the fees for having a pet?
We require a $250 non-refundable registration fee for each pet and a pet rent fee of $25 per month.
